Sun City just announced the addition of the new Mariposa floor plan. This model will be part of their Garden Series of homes which also include the Grey Mist and Pine Springs floor plans.
This model is two bedroom, two bath home. It features an oversize kitchen and island, a large walk-in closet and a nice size garage. The A/C portion of the home is 1099 SqFt. The expected grand opening sales price will be aound $137K however they do anticipate a small price increase by the end of the year.
The Mariposa floor plan is planned to be available for sale at the end of November. Some upgrades have also been made available. For example you could have a granite counter top in this home.
10 models are now available for new build ranging is size from 1099 SF to 2848 SF. Current and previous model floor plans are available.

Georgetown TX, Goodwater Trail
One of the great things about Georgetown TX is the hike and bike trail system. The city maintains several trails that begin at San Gabriel Park. From here you can select the South Fork trail which will take you to the downtown area where you can visit the square for shopping or dining. This fork of the trail continues to Blue Hole, a popular summer swimming area.
For those a bit more energetic, the North Fork trail will take you from the park all the way to the Dam at Lake Georgetown where you can visit the LCRA parks or connect to the Goodwater Loop, a 26 mile trail around the lake.
Thee are several trail heads and mulitple access points to the Goodwater Loop allowing for short day hikes or a multi day trip around the lake. The most common starting point is at Cedar Breaks Park, at the southesatern corner of the lake. Here the trail starts off on a well maintained surface of crushed stone but quickly turns rocky and rough as it approaches the lake shore. Some of the best views of the lake occur near mile marker one. This past weekend I hiked to Crockett Gardens about 2.5 miles in. There is a cool oasis with a natural stream, lots of shade and nice grotto to relax and eat lunch or take a break.

Georgetown Commercial Real Estate
Commercial real estate in the Georgetown area has been generally slow primarily due to the economy and the availability of commercial financing. Thi should be no big suprise to anyone however there seems to be a few exceptions:
1. Income producing properties with cap rates around 8% are attractive to investors for obvious reasons. We recently closed on a free standing building with multiple offices and fully leased.
2. Other retail or office buildings with partially leased space can also be attractive to a small business looking to own their building instead of lease. Additional revenue from a complimentary business tenant can offset some of the building or related monthly expenses and is especially attractive to new start ups concerned with the expense of owning property.
